Overseas investors spending big on Spanish real estate

As if any evidence was needed of the increasingly rude health of the Spanish residential property market, the Spanish Ministry of Development has released figures showing that 2014 saw a total of €8,609.5 million spent on the country’s private housing by foreign investors.

This volume of real estate transactions, which is 26.6% higher than the previous year’s figure of €6,801.9 million, should alert those seeking property for sale in Nueva Andalucia that Spain’s housing market is a very much active one, with plenty of opportunities for a good deal. Indeed, Andalucia was one of the regions of the country that fared best by this measure, recording €1,995.9 million of investment by foreign residents in private housing.

Across Spain in 2014, the largest volume of investment was for transactions on second hand dwellings, which accounted for €7,675.4 million of expenditure. Again, this is significantly up on 2013’s figure, by 31.3%. New housing was also evidently in strong demand among overseas investors in Spain last year, representing a collective outlay of €934 million.

Another telling development for prospective buyers of luxury property for sale in Nueva Andalucia and other areas of Marbella was the recent news – as disclosed by the Spanish government’s website, La Moncloa – that the number of foreigners in the country is nearing five million. More specifically, it was revealed that as of 31st December 2014, some 4,925,089 people in Spain were from overseas and held a registration certificate or residence card.

What’s more, of those figures, it was shown that Britons were the third best-represented foreign nationality in the country, after Romania and Morocco. Not only were there 275,817 people from the United Kingdom residing in Spain by the end of last year, but across the whole of 2014, there was a 3.87% rise in the number of British people making the country their home. Only Italy – at 6.09% – recorded a steeper increase.

The fact that the extensive property for sale in Nueva Andalucia is luring many a prospective purchaser from not just the UK, but also wider Europe and the world should only increase the urgency in Britons to secure their own villa or apartment here or in another part of Marbella of their choosing. With One Marbella’s assistance, such house-seekers can soon land their dream property in the Costa del Sol.
